Water Damage Restoration
Whether your home is damaged by water from a flood, heavy rains and thunderstorms, roof leaks, ice dams in the gutters causing water to infiltrate the eaves of your home, plumbing leaks, toilet back-up and / or overflow, dishwasher overflow or some other source, the resulting damage can range anywhere from a minor inconvenience to a major calamity.
The floods we often see on the news rarely occur in our area and certainly not to the degree that can wreac havoc on an entire town. However flooding (as it relates to insurance policies) occurs quite often in our area when it comes to basements or cellars. These types of floods need to be addressed as soon as possible as many of these areas have poor ventilation which can invite the development of mold and mildew. Extracting the water and drying the area (often referred to as "mitigation") is paramount to minimizing the extent of damage and cost of repairs.
Here at Metropolitan Contractors, Inc. we are trained and experienced in not only restoring homes and offices to their "pre-loss" and "like new" conditions, we are also experienced in detecting the source of the leak and the resulting damage, much of which can be hiding from an untrained eye. Finding the source and the exact location of a water leak can often times create unique challenges. A leaking roof for instance can originate in one area or a roof or flashing point and yet show up inside the home in a remote area by flowing along the underside of the roof or roof rafters. The same goes for plumbing leaks and other sources of water infiltration.
With nearly 20 years in business we have developed systems, personnel and management systems to deal with nearly every type of water damage restoration project throughout Northern Virginia and the surrounding areas. However, restoring the damaged properties caused by water is only part of the process. Dealing with the insurance companies and their adjusters requires a unique skill set and training not found with a typical remodeling company.
The days of handwritten estimates from a Contractor and a good firm handshake have long since been replaced by intricate estimating software packages with locally modified pricing databases updated monthly and quarterly. Damaged homes and other structures are often required to be "sketched" into these software applications much like an Architect or engineer would draft an "as built" set of blueprints. From these sketches and work damage scoping systems exact quantities of material and labor can be developed to form an accurate baseline for the estimate. Having experience in this type of estimating allows us here at Metropolitan Contractors, Inc. the ability to better negotiate and often collaborate with the insurance companies in order to get our clients claims approved and their property restored much faster than with conventional remodeling estimates and conventional remodeling contractors.
